The old LiftMaster arm had seized at the pivot – salt air from the marina side of Second Street gets into everything, and this one had been grinding for months. We pulled the dead operator, installed a new motor with a fresh arm bracket, and reset the open and close limits to match the gate’s actual travel. After our adjustment, the gate closes at full speed and stops soft, no slam, no bounce-back. The homeowner received a photo log of the old arm’s scoring before we touched it and the new bracket after.

A carriage wheel had cracked and the gate was dragging on the track bracket itself, carving a groove instead of rolling.
